Currently we are looking for a Deputy Director, Design on direct hire in Abu Dhabi, UAE, for our client, a major international Real Estate Developer located in Abu Dhabi and headquartered in the United States.
Our client is responsible for design, infrastructure, construction, leasing, and
property management functions of new developments.
For the position of Deputy Director, Design, you require the following:
Experience
• A career background in architecture, design process management, engineering coordination and
commercial real estate development.
• Have a strong understanding of the design and construction process of a wide variety of high rise office, mixed use and hospitality building types.
• Proven ability to liaise effectively with owners, operators, design consultant teams and leasing management teams.
• An understanding of critical path schedules is necessary as is the ability to anticipate project
pitfalls and identify problems with the development process of individual projects, consultants or contractors.
• Strong organizational skills, ability to prioritize, keep track of details and manage people. Must be able to communicate effectively, both verbally and orally with skills in negotiation, team building, persuasion and building consensus.
• Experienced in directing large multi-national design teams located in different continents from
inception through completion.
• Experience in the Middle East, USA and Europe (understanding the best practices of each) and
recent experience in similar U.A.E. based projects will be an important consideration.
Main Duties
• Help ensure that major real estate or hospitality development projects are completed on time, within budget and in compliance with the Owner’s needs.
• Identify qualified design firms and other consultants. Prepare and issue briefs/RFP’s, evaluate responses and negotiate business terms.
• Direct operator technical advisory teams.
• Manage the pre-construction governmental approvals and permit process.
• Prepare conceptual level project critical path schedules.
• Evaluate and negotiate contract variation claims (change order claims).
• Track budget compliance for pre-construction phases of development projects.
• Prepare periodic reports for clients and management including status of budgets, variation claims, schedules, disputes, and up-coming activities.
• Assist on property management issues, including major capital improvement expenditures,
property preventive maintenance programs, environmental issues and special problems.
• Assist leasing agents and property managers on tenant coordination for new leases.
• Supervises a team of design project managers and other staff.
Experience, Qualifications, competence
• Requires a minimum of 15 - 20 years experience in design of high rise, mixed use, commercial
real estate developments.
• Bachelor’s degree required, preferably in architecture or engineering field.
