Senior Manager (Retail)

Job Description:

 Manage and monitor timely supply of tenant related information from the project design team
 Manage the retail delivery handbook or appoint and manage consultants to do the same
 Ensure contents of handbook are in line Aldar policy
 To project manage the retail delivery process as outlined in detail below
 Manage external retail delivery consultant to ensure retail delivery process is being carried out to best practice
 Act as retail delivery manager on development projects or appoint and manage external consultants to do the same
 Meet with tenants and / or tenants representatives to discuss and review fitting out proposals
 To liaise with the leasing director and leasing team and provide advice on how tenants requirements can be accommodated
 Review scheme designs at early stage to ensure that the likely requirements of retail tenants will be met and that the design of retail units is being carried out in a manner that will not provide any hindrance to the letting process
 Appoint consultants to produce design guides for projects
 Understand the content and challenge consultants to ensure tenants designs will be to the highest possible standards
 Instruct the project design team to investigate the feasibility of making changes and review the responses received
 Challenge the design team with the object of achieving the best possible solution. In mixed use schemes, where necessary take ownership of the retail aspect of the project and work alongside project manager in ensuring that the design of the retail units achieves fitness for purpose
 Inspect retail units during the fitout process or manage other consultants in doing the same
 Lead a team of consultants and contractors in the daily business through meetings, reporting and correspondence in order to deliver the project on time, within budget and to the satisfaction of the end user
 Identify resources needed and assign individual responsibilities
 Ensure project documents are complete, current, and stored appropriately
 Attend regular meetings with project manager & development manager to report on retail delivery related issues
 Track and report team hours and expenses on a weekly basis
 Manage project budget
 Determine appropriate revenue recognition, ensure timely and accurate invoicing, and monitor receivables for project
 Follow up with clients, when necessary, regarding unpaid invoices
 Analyze project profitability, revenue, margins, bill rates and utilization
 Ensure that tenant recoverable payments are paid prior to instructing the workers
 Prepare for reviews and establish quality assurance procedures
 While carrying out the role, anticipate and reduce risk by ensuring compliance with company procedures, health & safety and environmental policies
 Ensure satisfactory handover of the completed units to tenants
 Ensure timely supply of information is achieved in all areas relating to the role
 Maintain excellent relationships with all our retailers across all schemes
 Liaise with retail tenants during the fit out process to ensure that the tenants are satisfied with the retail delivery service they receive
 Take responsibility for the overall delivery of the retail units to achieve a successful centre opening date
 Responsible for determining labor requirements and, in some cases, supervise or monitor the hiring and dismissal of workers
 Oversee the performance of all trade contractors and be responsible for ensuring that all work is completed on schedule
 Make decisions on viability of tenant related changes to the scheme, taking into account cost, program and all other relevant factors
